We use OS Maps, which are included in our fee, to obtain accurate site dimensions, check boundaries and understand the layout of your property. We also review previous planning applications for your address and, where appropriate, we can estimate measurements based on standard construction proportions. Depending on the type of application, we may occasionally ask for photos of the rear or side of the property, a simple sketch of the internal layout, confirmation of a key measurement or a quick check of the boundary line against your title deeds, but in many cases none of this is required. The process is designed to be straightforward and to minimise the amount of information you need to provide.
Our drawings are fairly accurate and more than sufficient for planning purposes. We obtain most of the key information from OS measurements, previous planning applications and other reliable mapping data, all of which allow us to produce precise plans without a site visit. In some cases we may need to confirm a specific measurement if it is important for the application, but this is usually quick and straightforward. Overall, the level of accuracy is exactly what councils expect for planning submissions, and more than adequate for the type of applications we prepare.
Your fixed fee includes a full set of existing and proposed planning drawings prepared at a scale of 1:100, including plans and elevations as required for your specific application. Where certain information is unnecessary (for example first floor layouts or the internal arrangement of the house when the proposal relates only to an outbuilding, porch or other external change) we simply omit it to keep the submission clear and relevant. You also receive a scaled Site Plan and a basic planning design statement to support the application. If you choose for us to manage the application, we will prepare and submit it on your behalf and communicate with the council throughout the process [planning fees and Planning Portal fees are not included in our price].
Most drawing packages are completed within three to five days, with simpler applications sometimes ready in one to two days and more detailed extensions taking up to two weeks. Once the drawings are finished, the timescale for the application itself depends entirely on the council, as each local authority has its own validation times and decision periods.
